Nestled in the Chattahoochee National Forest and bordering the Chattahoochee River, the Waterford Green subdivision, with its rolling hills, is an oasis within Atlanta, Georgia. The neighborhood is within walking distance of the Gold Branch Trail and about a mile away from great parks and safe biking paths.

As important as the magnificent setting, is the school system. Mt. Bethel Elementary, Dickerson Middle School, and Walton High School have been recognized within Georgia and nationally as outstanding schools.

Waterford Green is a community with 152 homes. It has an active community that sports a clubhouse, pavillion, pool, tennis courts, basketball court, and a playground. Of course, like most Atlanta communities, there is a swim team and many ALTA tennis leagues.

Waterford Green Gourmet Club

LOOKING FOR SOME ADULT FUN, WHILE GETTING TO KNOW THE NEIGHBORS?
                             

DON'T MISS THE NEXT WATERFORD GREEN GOURMET CLUB EVENT!
 
The Waterford Green Gourmet Club is a dinner group open to all adults in the neighborhood.  We have various themed dinners throughout the year. Our very creative chef, Jill Ferst, organizes this, along with the help of Dee Bladen.  Participants are sent a recipe to prepare and bring to the party.  You don't have to be a great cook to be part of this fun activity.  This is a progressive dinner, usually involving at least 2 homes, who host the appetizers, drinks, and entrĂ©es- then the party comes together at one home for dessert and coffee. This is a great way to meet your neighbors, and also get to see some of the beautiful homes here.
 
The next event is a Halloween-themed party.  Wear your favorite costume and join in the fun.  For more information, contact Jill Ferst at 770-552-7092, or at creativechef77@gmail.com
 
Membership costs $10 annually, which covers the cost of managing things.  Keep your receipts, as at the end of the evening, all expense are reconciled, a per person cost figured out, and you will either be reimbursed, or receive a credit for your contribution to the meal.

Lower Roswell Road Construction Update

Here's a brief update that we received from the project manager for the Lower Roswell Project (D6140)

Phase 1:
Davidson Road to Waterford Green/start of National Park

Start construction October 2011, Completion October 2012

Phase 2:
Waterford Green/start of National Park to Timber Ridge Road/Fulton County line

Start construction, contingent upon approval of National Park permit, approximately March 2012

Completion, 1 year construction duration, approximately March 2013

Tennis Goes High-Tech at Waterford Green


Waterford Green has implemented a new and improved method for court reservations. To sign up for court-time, do the following:

1. Go to: www.reservemycourt.com

If it is your first time a the site, you will need to:

set up : user id and password
select Waterford Green as your home court

Now you will be able to reserve court time for either court one or two

Enjoy the new courts and our new reservation system.

Morgan Falls Park

There's a new park at Morgan Falls. It has ample parking, great play equipment, a wonderful view of the river, and a nice hiking trail (3/4 of a mile). If you've got little ones, take 'em over there. The map below has the directions. Enjoy.

Dear Waterford Green Neighbor,

I have a treat for all your children and grandchildren (and for adults too).  A real live (as live as one can be) Santa Claus, ala “Miracle on 34th Street”J  He will be at our Club House this coming Wednesday, December 22nd, from 1:00 until 2:30.  Santa, aka Peter Krams, is a dear friend of ours, and has offered to visit with our young ‘uns free of charge.  As you can see in the attached photos (taken at a mutual friend’s home this Thursday), his hair is long and white, as is his beard, moustache and eyebrows – all natural.  The “roundness” is real too.  Peter was born in Australia of Danish and Latvian parents, and thus his Nordic appearance.  He is an architect by trade, and has been visiting children in schools and churches for quite some time.  He and his wife Margaret live in Cumming.





Although he is doing this free of charge as our friend, Peter is currently one of our millions of Americans that is out of work.

I would ask that you consider a voluntary contribution for the Krams’.  Jo and I will both have envelopes on our person, and you may put a bill in if you choose, but there is NO obligation.  Peter does NOT know we are doing this.

So do bring your young children and grandchildren to the club house this coming Wednesday, and treat them to a visit with Santa.

Also, there will be no photographer, so please bring your own camera.

Johnson Ferry Urban Design Plan - Meeting Date Change

In order to avoid conflict with the first day of school for the Cobb County School System, the second public meeting for the Johnson Ferry Urban Design Plan has been changed to August 9, 2010. The meeting will take place at the East Cobb Library from 6 - 8 p.m. The East Cobb Library is located at 4880 Lower Roswell Road, Marietta, GA 30068.

Morgan Falls Bridge Project - Update

The following information was distributed by the National Park Service (NPS) on May 12th, at a meeting held at the East Cobb Library regarding the proposed Morgan Falls Bridge and Connecting Trails Alternatives.

A subsequent meeting was held the following week, in which these proposed alternatives were evaluated based on 8 factors. The two documents below list the 8 options for the proposed project(s) and the factors by which they were vetted.
A future meeting will be held for public comment, once the results have been organized into a report and sent to Washington for approval. This project is not currently funded. The NPS wants to have an approved proposal ready in the event that the funds are allocated. For more information, go to www.nps.gov/chat.

Meeting about Morgan Falls Bridge

The Chattahoochee River National Recreation Area will conduct an informational public meeting on May 12, 2010, regarding the proposed Morgan Falls bridge and connecting trails.



The meeting will be from 7:00 – 8:45 p.m. at the East Cobb Library in the Kroger shopping center at the corner of Johnson Ferry Road and Lower Roswell Road (4880 Lower Roswell Road, suite 510).

The purpose of the meeting is to provide information on the proposed project, the Environmental Assessment process, the alternatives being considered, and the Choosing by Advantages process that will be used to select the preferred alternative.

At this time a preferred alternative has not been selected. A question and answer period will follow the initial presentation. Public comments will be allowed as time permits, but will not be recorded or compiled.

The meeting is primarily informational, to assure that interested parties have an opportunity to understand the alternatives being considered and the process being used to select the preferred alternative. The next formal public comment period will occur when the draft Environmental Assessment is released later this year.

The Architectural Control Committee: What is it and why should I care?

What is it?  The only thing that keeps your neighbor from letting their 5-year daughter pick her favorite color combination for their new house paint; purple with pink polka dots and lime green trim!

What does it do? Approves all plans for any exterior changes to your home to make certain your plans meet the design standards of the Waterford Green Subdivision

Why do I have to get my plans approved?  It’s my house! When we purchased property in this subdivision, we agreed in our closing documents to a set of covenants that govern the responsibilities of each homeowner to help maintain the standards of the neighborhood.  Part of that process is submitting plans for construction or modification of any existing structure, landscaping and lightscaping on any lot in Waterford Green.

What kind of structures are we talking about?  Garages, decks, porches, extensions, replacement of windows or doors, chimneys, roofs, driveways, mailboxes, front door stoops and steps, fences and walls, landscape hardscapes, recreation equipment, gazebos, treehouses, and play structures, among some other things.  And, of course, any exterior painting has to be approved.

You mean if I want to plant some pansies, I have to get approval? No, please do not submit approval forms for pansy planting, or any other annual or perennial, for that matter.  But, if you want to cut down a tree that is greater than 6” in diameter, you must have approval.   And, any major landscape plan that deals with foundation planting, grading, water retention, detention or runoff, or hardscapes must be approved. 

What if I just do the work without getting prior approval? You are running the risk that your project does not meet the design standards.  If this is the case, you can be required to modify, remove, tear out, replace, or reconfigure your project to bring it into compliance.  This could be big money.  And, there is no statute of limitations.  The best policy is: “Ask permission, not forgiveness.

How do I get my project approved? Go to the website: waterfordgreen.net and print out the ACC approval forms.  You will find them under the Documents tab. Fill them out, attach any supporting documentation, and submit them to the ACC Chairman.  This should be done at least 2 weeks prior to the contractor pulling into your driveway.  This should not been done on the day the contractor pulls into your driveway.

Anything else?  Well, we can’t park a boat or camper in our driveway for more than a weekwe can only put up one “For Sale” sign, with certain dimensions (tell your agent to call the ACC Chair for more details)….we can’t breed livestock in the back yard and we have to keep our dogs from becoming a nuisance to our neighbors  (read: pick up the poop and stop them from barking excessively)...to name a few.

What is in it for me?  For all of us, it is important to adhere to a set of design standards to maintain the integrity of the neighborhood.  The ACC is a mechanism that insures all property owners preserve the quality that persuaded each of us to choose Waterford Green as our home.  And, it strengths relationships among neighbors because now you don’t have to be the one to break it to the lady down the street that fuchsia, turquoise and banana yellow is not the amazing color combo she had thought….or maybe she won’t  have to tell you?

Waterford Green Gourmet Dinner Group

The Waterford Green Gourmet Dinner Group meets the second Saturday every other month from September through May. The group is co-chaired by Jill Ferst and Dee Bladen.
